Ik, de eigenaar van deze woning ben 84 jaar oud. Mijn potentiële erfgenamen wonen in het buitenland en zijn niet geïnteresseerd in een huis in Nederland of in varen. Na mijn overlijden zullen zij een erfenis in Nederland en de daaropvolgende verkoop vanuit het buitenland moeten afhandelen. Dat is tijdrovend en lastig.

Ik daarentegen wil het huis en de boot gebruiken zolang ik de buitentrap naar de flat en mijn boot in de sluis nog aankan.

In Duitsland is dit momenteel een groot onderwerp: leaseback verkoop, gedeeltelijke verkoop. Misschien ook een oplossing voor mijn probleem ?

I, the owner of this property am 84 years old. My potential heirs live abroad and are not interested in a home in the Netherlands or boating. After my demise, they will have to handle an inheritance in the Netherlands and the subsequent sale from abroad. This is time-consuming and annoying.

I, on the other hand, want to use the house and boat as long as I can still manage the outside stairs to the apartment and my boat in the lock.

In Germany this is a big topic at the moment : lease back sale, partial sale. Maybe also a solution to my problem ?

Het idee: ik vind een koper die de flat en het boothuis niet zelf op korte termijn wil gebruiken of die het ziet als een investeringsproject.
We maken twee contracten: Een notarieel koopcontract en een huurcontract dat - alleen - ik kan opzeggen met een redelijke termijn en dat anders automatisch eindigt een maand na mijn overlijden. 

The idea: I find a buyer who does not want to use the apartment and the boathouse himself in the short term or sees it as an investment project.
We make two contracts: A notarielen purchase contract and a lease agreement, which - only - I can terminate with reasonable notice and which otherwise ends one month after my demise automatically.

Die Idee: Ich finde einen Käufer , der die Wohnung und das Bootshaus nicht kurzfristig selbst nutzen möchte oder als Anlageobjekt sieht.
Wir machen zwei Verträge: Einen notariellen  Kaufvertrag und einen  Mietvertrag , den - nur  - ich mit angemessener  Kündigungsfrist  kündigen  kann und der ansonsten einen Monat nach meinem Ableben automatisch endet.
